In Japan, a building's birth year might just be its most important feature. Grab a hard hat and a calendar. Let's snack.

1981: A Seismic Year

Buildings approved from June 1981 follow the new seismic standard (新耐震), making them safer bets. By contrast, pre-1981 buildings are the riskier old standard (旧耐震) stock. Many banks and buyers avoid these older buildings, leading to deep discounts. Why? One date changes safety, financeability, and resale value.

Condo Fees: More Than Meets the Eye

Owning a Japanese condo means paying a monthly management fee (管理費) and a repair reserve (修繕積立金) for future repairs. The trick? These reserves often fall short and rise as buildings age, risking special levies on owners. Fees stick around whether you're there or not.

Tokyo's Condo Race
