01Introduction

This is not an apartment — it is a whole house. Compiled from the owner’s room-by-room account, the description below is deliberately specific about the systems, finishes, and the way the home is actually used.

At its core is a spiral staircase wrapped around a structural column. Beyond the four corner supports, the house was conceived with this stair-column as a “fifth pillar.” It appears across several levels and shapes circulation, shelving, and how each room is organised. A comprehensive 2014 renovation renewed all floors, all floor-heating, lighting, principal windows, and environmental systems.

Basement — a second living room

A large finished level with floor heating, a kitchenette (3 kW + 2 kW IH coils), a built-in tiled bar counter, and a pre-wired media wall for surround sound. LIXIL ECOCARAT walls manage humidity and odour, and the space opens visually up to the mezzanine. A newly installed dual sump-pump system handles groundwater below.

First floor — the welcoming mezzanine

A mezzanine-style entry level overlooking the basement: a built-in mailbox collected from inside, storage for two dozen-plus pairs of shoes, a full-length mirror, and soft indirect lighting. To the north, a rock garden — lit at night — sits directly across the opening.

Second floor — the daily LDK

The main floor, where cooking, dining and lounging connect. A raised kitchen with bar seating (Hitachi IH + steam oven, dishwasher, two sinks, no-touch and purified-water taps), floor heating throughout, three Daikin units and Lossnay ventilation. The fibre cable connects here to an Ethernet backbone that reaches every corner of the house. There is a large southern balcony and a functional northern sunroom.

Third floor — the rest level

The master bedroom’s signature is a south-facing curved window wall that sweeps around the corner, opening over neighbourhood rooftops, with a walk-in closet and an ECOCARAT feature wall. The secondary bedroom has a skylight with motorised blackout blinds and a glass stairwell wall letting in southern light. The hinoki-ceilinged bathroom fills automatically — controllable from the second floor.
