What is a property registration record (touki)?
It is the certificate of the official real-estate registry maintained by Japan’s Legal Affairs Bureaus. It shows the registered owner of a land or building along with recorded rights such as mortgages.
Do I need the lot number first?
No. You can start from the address or a map pin and we identify the registered parcel for you — lot number map data is not yet available in every area, so an address is enough. If you already know the lot number (chiban), you can enter it directly.
Can I get the record for a condominium unit (apartment room)?
Yes. Individual condominium units have their own registration records. Provide the building address and room number in your request, and we identify the unit’s registered building number (kaoku bango) and retrieve its record.
How much does it cost?
¥1,500 per record type (land or building). Additional documents such as Ownership Matters and the parcel map are ¥500 each, included free with Pro and Team plans.
How do I pay? Is it secure?

How do I receive the documents?
After payment your request is processed, and the record is delivered to your email. It is also saved to your account so you can re-download it anytime.
What if there is no building registration?
If no building registration is found in the official government records — usually meaning the building is unregistered or the land is vacant — the building portion of your order is refunded.
Can I order from outside Japan?
Yes. The whole flow is online and documents are delivered by email, so it works for overseas buyers doing due diligence remotely.
