Brokerage commission

The agent's fee, legally capped at roughly 3% of price + ¥60,000 + consumption tax for each side on ordinary transactions. Since 2024, for low-priced properties (¥8 million or less) agents may charge up to ¥330,000 including tax — so on a ¥2 million akiya, expect the commission to be a large share of the price.
