契約不適合責任

keiyaku futekigō sekininけいやくふてきごうせきにん

Nonconformity (defect) liability

The seller's legal liability when the property fails to conform to the contract — the successor to the old hidden-defect (瑕疵担保) rules. In old-house and akiya sales this liability is routinely excluded entirely by contract (免責), which is legal between individuals. Check the clause: it decides who pays when the roof turns out to leak.
