The Property Registry (Touki)

所有権移転

shoyūken itenしょゆうけんいてん

Transfer of ownership

The registry entry recording a change of owner. Registration is not technically mandatory for a sale to be valid between the parties, but an unregistered buyer cannot assert ownership against third parties — which is why the transfer is always filed at closing by a judicial scrivener.
