About this data

Source: MLIT (Japan's Ministry of Land, Infrastructure, Transport and Tourism) real estate transaction records. Window: 2023Q2–2026Q1; change is measured against 2020Q2–2023Q1. Only municipalities with at least 5 transactions per segment are shown. Medians are computed separately for houses (land + building), used condominiums, and residential land.

For-sale metrics come from active listings tracked by Japan Property Research, deduplicated across sources and matched to municipalities by location (listings whose address contradicts their map position are excluded). Asking medians are computed across distinct locations, so a single bulk subdivision cannot dominate a town’s figure. The "ask vs sold gap" compares median asking with median sold prices — the two pools differ, so a negative gap can signal stale low-end stock rather than bargains. Apartments carry no reliable unit-size data, so their price per m² is not shown.
