委任状

ininjōいにんじょう

Power of attorney

The document evidencing that an agent may file a registration on someone else's behalf. The registry requires information proving the agent's authority whenever an application is made through one[1], a seller, and the other cases the rules single out (for instance a right-holder who cannot supply their 登記識別情報), ordinarily seals that document personally and attaches a seal certificate created within the previous three months[1], although a 委任状 they have signed and had authenticated by a notary needs neither[2]. Other principals, a buyer taking ownership among them, are not held to the same requirement[2]. Nearly every genuine transfer runs through an agent, so a forged 委任状 is a routine component of an impersonation rather than an exotic one, and it is checked against the seal certificate rather than taken at face value.
