公示地価
kōji chikaこうじちか
Official land price
The government's benchmark land value, published every March by MLIT for about 26,000 standard survey points nationwide, stated per square meter as of January 1. It is the most-cited official price and a key sanity check: compare a listing's implied land price against the nearest published points before you negotiate.
