Repair reserve fund
The monthly contribution to the building's long-term repair fund for roof, exterior, and plumbing works. An underfunded reserve is a hidden liability: it forecasts special assessments or steep fee hikes. Read the long-term repair plan and fund balance — cheap old condos with empty reserves are cheap for a reason.
