買付証明書

kaitsuke shōmeishoかいつけしょうめいしょ

Purchase offer letter

A written, non-binding statement of intent to buy at a stated price and terms — how offers and price negotiations formally start in Japan. Because it is customarily first-come-first-served, a prompt kaitsuke can beat a higher but slower offer on a popular property.
