Rental return on price. Listings quote gross yield (表面利回り) — annual rent over price — while net yield (実質利回り) subtracts taxes, management, insurance, and vacancy. Rural Japan advertises double-digit gross yields; the honest question is always what remains net, and how long the tenant pool lasts.
