jōto shotokuzeiじょうとしょとくぜい

Capital gains tax

Tax on the gain when you sell: roughly 39% (including local tax) if you owned the property five years or less as of January 1 of the sale year, and roughly 20% beyond that. The five-year cliff shapes investor behavior, and non-resident sellers face a 10.21% withholding collected by the buyer.
