容積率

yōsekiritsuようせきりつ

Floor-area ratio

The maximum total floor area as a percentage of lot area (commonly 50–400%, higher in city centers). Narrow front roads can cap it below the zoned figure. For investors, unused floor-area allowance is upside; for renovators, an over-built old house limits what can be rebuilt.
