Full-scale remodeling that upgrades a property beyond its original state, versus リフォーム (reform), which conventionally means restoring or repairing. On old houses, get contractor quotes before you buy, not after: water areas, roofs, insulation, and seismic work are routinely the largest numbers in the whole project.
